Your extension in four simple steps
Using our online estimate builder you’ll see how affordable your extension really is. The estimate includes the design, planning application, building control fees and the cost of construction. We include everything needed to start using the room, including flooring and decoration. This estimate service is free to use and comes with no obligation.
After receiving the estimate for your extension you can call us if you have any questions or if you would like to arrange a survey of your home.
Free design consultation *
After arranging a design consultation one of our team members will visit your home and explain more about Ark Rooms and the service we provide. During this meeting we listen to your design ideas and work with you to develop some initial sketches. Ideas for discussion might include whether you would like a traditional brick slip, hard wood timber or contemporary render external finish, and the position and size of doors and windows. We will also show you samples of the materials we use including different flooring and window options.
* a small charge may apply for consultations more than 30 miles from Newbury, West Berkshire
Planning and Building Control Application (£1000 inc vat)
Our architects will conduct a survey of your house in order to prepare technical drawings and other necessary documents required to secure building consent. The extension design will be presented to you for approval before we make the formal applications to the relevant planning and building control authorities. Our experience in preparing and submitting planning applications ensures this is done correctly and in accordance with some strict and exacting requirements. Different local authorities will respond within different time frames, but as a rule we should expect a decision within 8 to 10 weeks.
Build (balance of payment)
As soon as planning permission is granted we are able to move on to the most exciting stage, the construction! We make all the components for your extension in our manufacturing facility in West Berkshire; once all the wall, floor and roof sections are constructed by our in house carpenters we return to your house and carry out the necessary groundworks.
An advantage of our unique construction method is the reduction in time our construction crews spend ‘on site’. ‘Off site’ manufacturing minimises the disruption to you and your neighbours, and it also enables us to maintain a consistent and high level of quality. As our extensions become weather tight within a day or two, the possible impact of adverse weather conditions is significantly reduced.
